5 Tips to Help You Plan Your Master Bedroom Suite

If you’ve watched any reality home improvement shows, you know that one of the perks people want today, whether they’re house hunting or taking on a remodeling project, is an en suite. Most people who add a master bedroom suite want to add some extra comfort and space.

If you want to turn your bedroom into a master suite, you’re going to need more room, which means you have to convert existing space or build an addition. In most cases, building an addition makes the most sense.

plan master bedroom

Create Your Dream En Suite

A master bedroom and bath addition is a popular remodeling project for personal comfort and enjoyment. A master bedroom may include a king-size bed, multiple dressers, walk-in closets, a bath with spa features, a walk-in shower, a free-standing tub, and other amenities. Begin planning your renovation by assessing the following considerations:

1. Consider the Amount of Space

If you live in a two-story house, you must decide if your master bedroom is going to be on the ground floor or upstairs. If your master bedroom will go on the second floor, adding reinforcement to the house below will be necessary to handle the new load. Building up is a great way to preserve your yard space. However, most prefer to have easy access to the bedroom and bathroom, which means no stairs.

If your master bedroom is going to be on the ground floor, you’ll have to extend the new space to your home. This requires that you have ample yard space and that your new structure is up to code and meets restrictions regarding how close it is to your neighbor.

2. Identify Important Elements

Master en suites are personal spaces, so they should reflect your preferences. Details to consider as you plan your project include:

  • Privacy. If your home is located in a neighborhood where houses are built close together, you may want to think about the orientation of windows and the use of skylights to bring natural light into the rooms.
  • Storage. Take time to assess your storage needs. Closets, shelving, and cabinet layouts should be determined during the planning phase of the project.
  • Noise abatement.  A good contractor can suggest ways to minimize exterior noise caused by wind, traffic, or neighbors.
  • Exits and entries. Do your plans call for an exit to a deck, patio, pool, or hot tub area? Consider wider doorways and level thresholds for safety and accessibility. You will find that door widths will be very important when you move furnishings into the room.
  • Furnishings. The dimensions and placement of bedroom furnishings are important in the design of your project. Dressers, mirrors, lamp tables, chairs, a chaise, and other furnishings that occupy floor space should be accounted for in the plans.
  • The setting of your home. Will your en suite be a room with a view overlooking gardens, a wooded area, or waterfront? If so, discuss how to optimize the view and manage light exposure with your contractor.
  • Maintenance. Cleaning and maintaining your new features can be time-consuming depending on what you choose. A glass enclosure for a shower or a free-standing tub will require frequent cleaning. A tile pattern with a lot of grout lines may be more susceptible to staining.
3. Choosing the Right Contractor

Only choose a contractor that has been fully vetted. They should have references that you can investigate. Good communication is important as you discuss your project with them. There may be zoning considerations such as space allowances between houses in your neighborhood, height restrictions, or if your home is located in a historic preservation area.

The present condition and architecture of your home may also impact the plans. A reputable contractor will help you to determine the appropriate amount of space needed to meet your objectives and work with you on all aspects of the project from drawings to completion.

4.  Exterior Features

An addition should blend seamlessly into the architecture of a home and look like it was part of the original plan. Talk with your contractor about the roof line, façade options, shingles, siding, exterior trims, doors, and windows that will be used.

5.  Consider Special Needs of All Users

The height of everyone using the master bedroom is a very important consideration in planning a remodeling project. Other issues to consider are health conditions and any limitations regarding mobility.

9 Ways to Save Money on Your Bathroom Remodel

Most of us begin and end our day in the bathroom.  A cluttered, unattractive bathroom doesn't exactly invigorate you to take on the day's challenges. An updated and organized bathroom with features you love will help you feel more satisfied.

When homeowners think about bathroom remodeling, the cost is the first thing that comes to mind. That is because kitchens and bathrooms are well-known to be the two most expensive rooms to remodel. However, your bathroom renovation doesn’t have to come with a hefty price tag.

How to Not Go Broke Remodeling Your Bathroom

Don’t be discouraged at the thought that a bathroom remodel might be outside of your budget. Instead of letting go of your dream spa, use these tips for a less expensive, but beautiful bathroom remodel.  Here are a few money-saving tips to help you get your bathroom remodel done on a budget.

1. Develop a Budget and Plan

The best way to save money on a bathroom remodel is to develop a detailed budget and stick to it. If you know how much money you have to spend on the project, then you’ll know how much you can devote to various aspects of the upgrade.

Use your budget to develop your plan.  Go over each detail and itemize everything, such as tile work, a new vanity, paint, and decor. This will ensure you won’t have any surprises when it comes to cost or the finished project.

2. Upgrade with Paint

Painting is one of the least expensive parts of a bathroom remodel. A new coat has the power to completely remake the look and feel of a bathroom.  You can choose vibrant pops of color for a fresh, bright look. For a more neutral and relaxed tone, gray or shades of beige always work.

3. Go for Shelving

Cabinetry can be one of the more expensive portions of a bathroom upgrade. If you want lots of storage, shelving is a nice alternative that will give you the same storage, but for far less money. Consider wall-mounted shelves behind the toilet or floor-standing units for free walls.

In addition to providing the storage space you need, shelving offers decorative options. Store necessities including toilet paper and towels in pretty decorative boxes or use some of the shelves to display items such as vases and pottery.

4. Toilet Updates

If there is nothing wrong with your existing toilet, instead of replacing, consider swapping out the toilet’s lid and seat. You’ll be surprised by how this simple fix makes your toilet look like new again.

5. Don’t Move Plumbing

Moving plumbing is where the real expense occurs. To move a shower, toilet, or sink, you’ll need a professional to complete the job. Your bathroom will be totally out of service for a few days.

To move pipes, you usually will have to get inside the flooring and walls. Keep remodeling costs low by leaving your toilet, vanity, and shower where they already are. You’ll save hundreds, if not thousands, of dollars on your upgrade.

6. Frame Mirrors

You can add an element of classiness for a small price if you frame your mirror. Not only does a frame hide age-related wear, it also makes your entire bathroom look updated.

7. Add A Spa-Like Update

You can get the feel and look of a spa with a simple change in the showerhead. A rain or massage showerhead will give you luxury for a relatively small price.

8. Renovate Your Tub

If your bathtub is structurally fine but just needs a facelift, look into resurfacing the tub. Resurfacing can change the color of your tub and make it look brand new. This should be done by a professional.

If your tub is a little dinged up and you want a new surface to it, you can order a custom bath liner that will fit snugly over your existing tub.

9. Implement Small, Yet Impactful Fixes

Small changes in a bathroom remodel can go a long way. New lighting and accents may be all your bathroom needs. You can change out fixtures such as door handles, faucets, drawer pulls, or light fixtures to give your bath an updated feel. Crown molding can be added to your bathroom to make the room feel taller and more elegant.

7 Things to Consider Before Remodeling Your Kitchen

Renovating parts of your home can be a very rewarding process and add considerable value to your property. There are a range of options when it comes to remodeling your home, but if your budget can only stretch to remodeling one room, that room should be the kitchen.  It’s one of the most used rooms in most homes, so it’s worth some serious consideration.

Before the Remodeling Project Begins

Here are a few things you should think about before you begin your kitchen remodeling project.

1. Why Are You Remodeling?

Kitchen remodeling is about more than just aesthetics. What are the reasons you want to remodel your kitchen? It could be better utilization of space, added functionality, or to integrate this space with other areas of your home.

Determine exactly what you want to achieve before you start planning your kitchen remodeling project. This will help you to streamline the renovation process.

2. Set a Realistic Budget

Before you begin remodeling your kitchen, it’s important to consider your budget against the value of your property. You don’t want to invest a large amount of money if the value of your home is trending downward.  Thorough research is required to come to an estimated cost before you go out and start buying appliances and materials.

3. Plan Kitchen Appliances Early

Don’t wait until the last minute to start thinking about the appliances you want in your new kitchen.  Most remodeling projects face unexpected costs. You don’t want to opt for lower quality products because you’re almost out of money. When looking for appliances, consider:

  • Quality and longevity
  • Energy efficiency
  • Size
  • Features and technologies
  • Flexibility and ease of use

There’s no rule for how much you should spend on new kitchen appliances. The quality and range of appliances you go for will depend on your overall budget and needs. As a general rule, you should leave about 20% of your budget for new appliances.

4. Hiring a Professional Contractor

Doing it yourself is a more cost-effective approach to kitchen remodeling, but it is not without risk. Think realistically about what will require the skills of a professional such as a kitchen designer or a contractor.

Changing the layout of a kitchen might require a change in plumbing or electrical outlets. It is best not to attempt these on your own, but rather employ the expertise of a reputable remodeling professional.

5. Understand What Makes a Great Kitchen Design

Today the most desired kitchens are part of an open room concept. They are connected to the dining room or living area and include a central kitchen island. If you decide to integrate your kitchen into the rest of your dining or living spaces, consider materials that are aligned with the rest of the space.

6. Pay Attention to Details

Small details make a big difference. From the backsplash, tiles, flooring, and cabinets, make sure you consider every element of your new kitchen design. It’s also important to consider the material you choose for things like your kitchen island, breakfast bar, or countertops.

For a more sophisticated look, choose wooden, marble, or granite surfaces. Wooden surfaces add character and charm without going over budget. Lighting is an essential element in kitchen design. There are many options to choose from. Take your time to shop around for the best deals.

7. Choose Your Color Scheme

Neutral colors are best if you’re planning to put your property on the market soon after renovating. Kitchens with white cabinets or a light-colored palette appeal to a range of tastes and appear clean and bright.

If you’re remodeling your kitchen because you feel like a change, rather than for selling, you have more room to get creative. Decide on the overall look you’re going for. You can update your space into something more modern or an Italian style kitchen. The style you decide will dictate the color scheme.

5 Design Savvy Ideas for Creating an Open Floor Plan

Open floor plans have dominated home design for years now and represent the overall trend toward more modern and contemporary layouts. Open floor plans can always be made cozy and beautiful if the right design is applied. Even with no walls, you can create a space that is coherent and flows well.

One of the biggest issues with many traditional-style homes is that so much of the floor space is eaten up by hallways and doorways. This is especially true in smaller houses that don’t have much square footage to begin with.

Open concept house plans tear down those walls, eliminate doorways and centralize the living space, dining room, and kitchen to create a great room or open floor plan. Even in a small home, open floor plans can make the space feel large, especially when it comes to in-kitchen dining and adding vaulted ceilings.

Design Tips for Your Open Space

An open floor plan will maximize space and provide excellent flow from room to room. The concept generally combines the kitchen and family room into a single room that's perfect for relaxed entertaining and informal gatherings. An open floor plan elevates the kitchen to the functional center of the home, often featuring an island that provides extra counter space and a bar with seating.

Open floor plans can seem hard to layout and decorate. While closed dining rooms and living rooms have clear guidelines as to where each piece of furniture should go, open floor plans are more up to interpretation. Open floor plans vary widely in size and shape, with each design coming with its own set of challenges. No matter the shape, there are key design ideas that will help with the flow of any type of open floor plan.

1. Define Your Space

A great area rug is a key to an open design floor plan. Without area rugs, these great rooms are just big empty spaces. Rugs outline your conversation spaces and guide foot traffic. They also make the large open space feel cozy and grounded. Layering your rugs in more eclectic designs signify a gathering area, dining room, living room, or family room. Rugs work well in open concept floor plans because they provide subtle boundaries.

2. A Balanced Look

One easy strategy for designing an open floor plan is to create a balanced look with larger furniture pieces. You want symmetry in the room to bring it all together. Doubling up sofas with a complementary table and matching chairs pairs well with a great room.

3. Coordinate with Color

In a large open space, it’s best to choose an overall color palette and incorporate it into each space. Then choose at least two accent colors, and add them to each area in the form of fabrics, rugs, and accessories. The accent colors will help divide the room, while the overall, more neutral palette will lend the open area a sense of cohesion. Large open floor plans without enough color can read as blank or empty.

4. Adding the Right Light

Thoughtful lighting design is key for every style home, but it becomes especially important in an open floor plan. The right lighting helps divide an open floor plan into workable areas. Over-counter pendant lighting is perfect in the kitchen area. A pendant or chandelier over the dining table also helps to define that space in a vertical sense.

Floor lamps are necessary for the living room, and a table lamp on side tables will illuminate those areas distinctly and cohesively. Installing recessed lighting provides an ambient source and helps guide the flow of the room. You can also use attention-grabbing ceiling fixtures to define dining and living areas.

5. Add a Console or Shelves

If an open floor plan feels too cluttered for you, you can create barriers without putting up walls by using furniture like bookshelves or consoles. Open shelving is a great way to block out the clutter of one area, like the kitchen, while still allowing light and space to pass through.

A console behind the sofa is another great add-on to break up a living and dining space, and still maximize all of your square footage.

A Game Room Can Keep the Kids Busy

game room

Need a place where the kids can safely hang out with friends and fight boredom? With summer in full swing and the kids home most of the day, a game room can keep children entertained. A spare room or basement can be remodeled into a game room by Finnteriors.

Most homeowners are not sure what to do with an unused room.  Homeowners who love to host get-togethers or have children and grandchildren visit would benefit greatly with the addition of a game room.

Transforming the Extra Space

Getting the most from a game room involves a lot more than just plugging in a television and setting up a game console. A good amount of home improvement work is often needed. Homeowners have the option of remodeling a spare room, basement, attic, or loft into a game room.

Finnteriors can add a completely new room to the home or even transform a shed in the backyard.  Features that must be considered for a game room addition are wiring and lighting. The layout of the room will be determined by the space available and the gaming equipment put in the room.

Small game room designs are the perfect size for a game table that can be used for board games and poker. Darts is another good game choice for small rooms. Of course, a television, game consoles, seating, and a mini fridge are essential items for a small game room. A small pool table is another game option.

For homeowners who have unlimited space, the ultimate game room can be created. Built-in shelves, a bar, a large pool table, an air hockey table, a pinball machine, and classic arcade games can keep everyone entertained for hours on end.

Benefits of a Game Room in the Home

Indoor recreation is essential especially in extreme cold or hot weather. A cool spot for the grandkids to hang out or a gathering place for adults to play a card game benefits everyone involved.  Other benefits include:

1. More Quality Time with Family

A game room allows the family to spend more time together. Having games that the whole family can enjoy is a plus for those rainy days or long blistering-hot summers. Whether it be board games, video games, or air hockey, a game room can make any night fun. Spending time together as a family also means giving each member, particularly children, much-needed attention.

2. A Place to Host Friends

A game room is a perfect place for children to hang out with friends. During the summer months, kids get bored easily. Having a few friends over for games and snacks will brighten the day and pass time.  Adults can incorporate a card table or poker table to host casino night with co-workers and neighbors. It is much cheaper at home than going to a real casino.

3. Save Money

Yes, remodeling a room into a game room costs money. However, once it’s complete, the need for going out for fun diminishes. Date night, kids night or friends night are all great ideas for the new game room. No more spending money on drinks, dinner, a movie, or going to a pool hall.

4. Additional Space to Relax

Usually, the family or living room is where most of a family’s leisure time is likely to happen, but even then, it sometimes feels like everyone is on top of each other. With a game room, family members have somewhere else to go and let off some steam.

5. Adds Value to the Home

When a game room is added with a few basic features such as a bar and surround sound, it sets it apart from most homes. When it’s time to sell a property with these added features the realtor can offer something extra in marketing the property to potential buyers.  A game room can increase the value of a home and make it more attractive than the home down the street.

The focus of a game room is ‘fun.’ The moment anyone enters, fun and laughter await. It’s a good way to put a smile on the face of children because space has been created just to have fun.
