This refers to a generic addition of an entire new room, such as a great room, family room or dining room. It can also encompass more than one room; for example, an additional bedroom with adjoining bathroom.
The addition of a new room or rooms may require additional wiring, HVAC and plumbing, depending on the type and functionality of the room. It will definitely need flooring, roofing, drywall, so the price of this type of room addition can be considerable. You’ll need to weigh the benefits against the cost in your decisions.

2. Bump Out
A house bump out is an enhancement to an existing room. It can extend your current living space to add more functionality. The added square footage of a bump out will require extending the roofline flooring and frame, but the cost per square foot will make it less than a full-scale room addition.

Since the foundation is already in place, converting the existing garage to a functional living space can be a viable and much lower cost room addition. Most garages are also equipped with electricity and other wiring, so adding more to the current layout isn’t a big deal. Some garages also have drywall already in place, which is one less to-do to complete. You will need to extend the HVAC system and add flooring and ceilings, but that’s with any new addition.
The downside of converting a garage is that you’ll no longer have anywhere to park your car. A home without a garage will also appraise less at resale than if it had one. An alternative to converting the garage is to build above it. But that could be almost as expensive as an entire room addition, and you’ll need to make sure your local building codes allow for it.
4. Sun Room
A sun room is a great way to extend your living space. It creates an indoor/outdoor area with natural light that can be customized for use in all types of weather. Installing thermal-resistant glass can keep out the heat or cold. Sun rooms make cozy places to relax and socialize and are an attractive addition to your home. They can also add resale value, while being one of the less-costly room additions.
5. Second Story Extensions
If your home is a single story, a second story can be added. This requires removal of the existing story roofing, adding all functionality and building requirements of a room addition. Depending on the square footage of the extension, and the number of rooms added, the cost can be considerable.
6. Decks, Patios and Porches
Adding an outdoor extension to your home are a great way to expand its living and entertainment space, weather permitting. There are many variations of materials that can be used in building or extending decks, porches and patios. Unless you prefer them to be enclosed spaces, the cost for these additions can be very reasonable.
